CITY CENTER “NOVI NIŠ”

The overall composition of the complex, apart from being conditioned by a higher order plan, was created on the concept of connecting and integrating the space with the surrounding and built environment. Internal organization and contact with the adjacent space are subordinated to this, and the conditions have been created to establish a connection with the environment from all directions. At the level of the complex, as well as in relation to the wider environment, business, commercial and public content is the center of gravity of the overall spatial composition. This is equally reflected in the horizontal and vertical composition.
This function is located in the central part of the complex, which is traffic and spatially dependent on Vojvode Putnika Street. This unit consists of a business center, an educational and medical center, and a shopping mall. In addition to other things, the disposition of this content resulted from the intention to place the business part directly on the main city road, which is part of the main city routes. In this way, Vojvode Putnika Street provides a direct connection and sufficient flow of potential visitors inside and outside the complex. All the more so since it is expected that in relation to the content of the business part, a wider circle of users will be directed towards it.

In contrast to this, residential buildings are around the perimeter of the western, southern and eastern parts of the plot. In this way, they are withdrawn from traffic noise and at the same time are a natural continuation of the existing residential blocks in the neighborhood.
The remaining part of the complex, the one that permeates between the residential and commercial parts, is intended for other public functions, sports, recreation and art.
