The concept of the solution was created with the aim of forming a residential-business complex rich in green areas, pedestrian-vehicle and pedestrian communications in the form of roads, paths, staircases, plateaus at different levels to master the terrain configuration. In this sense, green areas have an important role in ensuring the picturesqueness of the complex, its recognition and representativeness, but also in the way it fits into the environment. At the same time, in order to achieve a high level of quality of life, i.e. the stay of residents and employees, great importance is also given to different forms of protective greenery, from the one that should form a “green buffer” along the main roads surrounding the complex (Vojvode Putnika and Zmaja od Noćaja streets), to smaller units and green belts within the complex along internal vehicular and pedestrian streets, etc.

By transforming the interior and exterior space, the existing volume of the building was retained, a more dynamic structure was created, by using modern materials, respecting the existing elements of the facade fabric.
Special attention is directed to the protection of the existing greenery and green areas, bearing in mind that the complex has large areas under tall vegetation, which in an aesthetic and functional sense creates the impression of a forest. The aspiration is to create the conditions for residents and employees within the complex to have the impression that they live and work in a park – a forest.

The proposed concept of the solution sought to concentrate the business and health and business-residential part in the part of the site that is supported by the main road ul. Vojvod Putnika. The remaining residential, sports-recreational facilities, educational facilities (university building, student dormitory, art center…) were pulled into the depth of the other peripheral sides of the block. They are organized in a way that permeates with green and arranged free areas.
