Construction of a New Detached Building on Kopaonik
On cadastral parcel no. 2195/6, cadastral municipality of Kopaonik, with a total area of 306.00 m², the construction of a new detached building is planned, set back from all regulation lines. The adopted building height is B+GF+1+Attic (Basement + Ground Floor + First Floor + Attic).

Due to the steeply sloped terrain, the building is designed with a split-level layout—its rear part is set lower in relation to the front. Access to the parcel is provided directly from the road. Since the structure is positioned at a distance from the regulation lines, there is no risk to neighboring buildings. The terrain is terraced with retaining walls.

The building comprises four levels:

Basement (B): Two apartments of different layouts and a storage room.

Ground Floor (GF): Entrance area, storage room, and two apartments of different layouts.

First Floor (1F) and Attic (A): Each level contains three apartments of different layouts.

All levels are connected via a vertical communication core consisting of a two-flight staircase extending from the basement to the top floor.

The architectural design of the holiday home is adapted to the mountain environment and inspired by traditional Serbian vernacular architecture. Emphasis is placed on a dynamic facade, articulated with oriel windows and roof overhangs. The protruding oriel bays are finished in white, while the recessed parts of the main building volume are clad in natural stone panels.

The roof cornice is emphasized with exposed rafters and decorative wooden elements. The sloped roof planes—considered the “fifth facade”—are covered with shindra, traditional split wooden shingles made from coniferous wood.
