Construction of a New Semi-Detached Holiday Home

On cadastral parcels no. 2195/4 and 2195/5, cadastral municipality Kopaonik, with a combined area of 642.00 m² (3.36 + 3.06 ares), the construction of a new semi-detached building is planned. Since both parcels are owned by the same investor, two functionally identical units have been designed, connected along the shared boundary line between the two plots.

The permitted and adopted building height is B+GF+1+Attic (Basement + Ground Floor + First Floor + Attic). Due to the steep slope of the terrain, the building is designed with a split-level layout.

The architectural design of the holiday home is adapted to the mountain setting and inspired by traditional Serbian vernacular architecture. The design emphasizes a dynamic facade articulated with bay windows (oriel projections) and extended roof overhangs. The protruding oriels are rendered in white, while the recessed volumes of the main structure are clad with stone or similar high-quality materials.

The roof cornice is accented with exposed wooden rafters and decorative braces (pajante). The roof slopes—considered the “fifth facade”—are covered with traditional shindra, split wooden shingles made from coniferous timber.
