The proposed building, with a height of Basement + Ground Floor + First Floor (B+GF+1), will be located on cadastral parcel no. 404, cadastral municipality Niš, with a total area of 305 m² (3.05 ares), at 4 Obrena Nikolića Street. The terrain is flat, and access to the parcel—including the main entrance—is from Obrena Nikolića Street.
The architectural concept is defined by a pure cubic form, with a “cut-in” smaller cube serving as an entrance porch (trem), reflecting a minimalist and refined design approach. The alignment of window openings across both floors in a continuous vertical axis emphasizes the simplicity of the architectural composition.
The verticality of the windows is balanced by a pronounced horizontal division of the floors, expressed through the use of contrasting materials. A deep, prominently thick roof eave contributes to the linear design of the building and serves as a visual screen, subtly concealing the traditional roof form.
