Business tower within the “Novi Niš” complex

The disposition of the buildings of the entire business zone is such that buildings No.33-35 form the central business zone on the northern side, to which the shopping center – No. 36 on the south side, separated by an internal service road. Due to the high number of floors, the orientation of the dominant volumes of the buildings is in the northeast-southwest direction, which achieved favorable and even insolation and ventilation of the block. The lower floors (ground floor+2 mezzanine) are designed on a wider irregular base, but in such a way as to form an external space, a simple square form with a water surface in the middle.
The building was designed in the spirit of modern architecture with an irregular shape that fits and follows the concept and form of the entire block. The playful volume as well as the changing of materials in masses, from a full facade to a transparent curtain wall, from an irregular form on the lower levels to a regular and reduced facade on the upper floors, gives this building the necessary rigor and impressiveness of a business building.
The design of the building is in accordance with the purpose and the loose form of the base of the lower floors, which transforms into a regular accentuated pentagonal geometry on a more reduced base in the part of the higher floors. The glazed volume in contrast with the full elements of the lower floors emphasize the purpose of the building and suggest the concept of the entire business zone.
