COMPLEX OF APARTMENT BUILDINGS ON STARA PLANINA
In accordance with the project assignment of the Investor, a concept was created for the construction of accommodation facilities on the cadastral plot in question – GP2, cadastre plot no. 4089/4, KO Ćuštica near the tourist resort “Stara planina”.
The concept implies the preliminary development of conceptual solutions for two types of accommodation facilities, where the contents within the facilities are defined in accordance with the purpose and guidelines from the valid planning documentation. In this sense, four independent buildings were formed, which are arranged on the plot in relation to the defined construction and regulation lines, as well as the proposal of the formed zones-subdivision proposals.
Pedestrian and vehicular access to the facilities is directly from the adjacent road on the southern part of the plot. Between the regulation and construction lines, a space for parking vehicles is defined. Parking is also provided within each individual building with an underground garage. Access to the garage is on the side of each building in the form of a one-way traffic lane.
According to the existing topography, the position of the buildings is such that the slope of the existing terrain is maximally and rationally used for the formation of auxiliary spaces. This is in order to ensure, first of all, natural ventilation and lighting, and the most favorable views in the context of the natural environment. In this sense, pedestrian communications within the plot have also been resolved. The design of the parterre is planned as much as possible in accordance with the existing terrain configuration, and in places where this is not possible, retaining walls are planned.
